1. About StayPoint

StayPoint ("we", "the platform") operates an online property marketplace and property management system (PMS) focused on Rwanda. We connect landlords and property managers with guests and tenants, and provide tools to manage leases, invoices, maintenance, and payments.

StayPoint is a technology platform. Unless explicitly stated in a separate written agreement, we are not the landlord, agent of record, or party to lease or booking contracts between users.

2. Who may use the service

Landlords and property managers must register an organization, provide accurate business and identity information, and obtain platform approval where required. Tenants and guests must provide accurate contact details and comply with applicable laws.

3. Marketplace listings and bookings

Listings are published by landlords or their authorized staff. StayPoint does not guarantee the accuracy of listing descriptions, availability, or pricing. A booking request becomes binding only when accepted and paid according to the listing terms shown at checkout.

Guests are responsible for providing correct dates, contact information, and payment details. Cancellation and refund rules follow the policy displayed on the listing or communicated by the host organization.

4. Payments

Online payments may be processed through Pesapal (MTN MoMo, Airtel Money, Visa, Mastercard, and other methods offered on Pesapal's checkout page) or through manual mobile-money dial codes where enabled by the host organization. StayPoint records payment status based on provider confirmations and staff reconciliation.

Payment disputes between guest/tenant and landlord should first be resolved with the host organization. StayPoint may assist with transaction records but does not hold tenant deposits or rent on behalf of landlords except as reflected in platform records.

5. Landlord and tenant responsibilities

• Landlords / managers must maintain accurate property records, issue lawful invoices, respond to maintenance requests in a timely manner, and comply with Rwanda rental and tax regulations.
• Tenants must pay rent and charges on time, use the property lawfully, and report maintenance issues through the portal or agreed channels.
• Both parties must keep login credentials confidential and notify StayPoint of unauthorized account use.

6. Acceptable use

You may not use StayPoint for fraud, unlawful listings, harassment, scraping, reverse engineering, or interfering with platform security. We may suspend accounts that violate these terms or applicable law.

7. Limitation of liability

StayPoint is provided "as is" to the extent permitted by law. We are not liable for indirect losses, property damage, or disputes between users beyond our role as platform operator. Our total liability for any claim relating to the service is limited to fees paid to StayPoint for the relevant period, where applicable.

8. Governing law

These terms are governed by the laws of the Republic of Rwanda. Disputes shall be subject to the jurisdiction of competent courts in Rwanda, unless mandatory consumer protection rules provide otherwise.
